That's the whole reason we built ZRently.
Most rental websites don't clearly show the requirements upfront. Sometimes they're buried in the description and sometimes they're not listed at all. We thought that made no sense.
ZRently lets renters search apartments by credit score requirements, income requirements, and co-signer policies before applying so you have a better idea of where you actually qualify.
Credit Score Requirements
Here's what the credit score labels on ZRently mean:
650+ Credit
Usually means the property has a hard minimum credit score requirement.
650+ Credit Flexible
Means there may be some wiggle room depending on the full application. Things like income, rental history, savings, or a co-signer could still help.
Flexible Credit
Usually means the property looks at the full picture and may not use a strict credit score cutoff.
Income Requirements
Income requirements are one of the biggest reasons renters get denied. Here's how we display them on ZRently:
3x Monthly Rent
Usually means the property wants household income to be at least three times the monthly rent.
3x Monthly Rent Flexible
Means there may be some flexibility depending on the situation.
Flexible Income
Means the property may consider multiple financial factors instead of only using a strict income rule.
Co-Signer Policies
Not every renter qualifies on their own, and co-signers can make a huge difference. Here's what the labels mean:
Accepts Co-Signers
The property accepts co-signers.
No Co-Signers
The property does not allow co-signers.
Flexible on Co-Signers
Co-signers may be considered depending on the application.
Why We Use "Flexible"
Every property manager is different.
Some have strict requirements and others review applications case by case. We wanted renters to understand when there may still be an opportunity instead of automatically assuming they'll be denied.
That's why some listings are marked as "Flexible."
At the end of the day our goal is simple. We want renters to stop wasting money on applications and have a more transparent apartment search experience.
