1. Purpose of the Platform

ZRently is a rental marketplace that connects renters, landlords, property managers, and agents through transparency. The platform allows users to search for rental listings and related information based on factors such as credit score requirements, income criteria, deposits, and co-signer policies.

ZRently does not act as a broker, agent, or property management company and does not represent any party in any transaction.

2. MLS Data and Third-Party Feeds

ZRently may display listings obtained from Multiple Listing Services (MLSs), property management software partners, or other third-party sources.

By accessing or using MLS-provided data, users agree to the following:

• All MLS data is provided "as is" and may not be accurate, complete, or up to date.
• MLS and listing data are for personal, non-commercial use only and may not be copied, redistributed, or used for unauthorized purposes.
• ZRently complies with all IDX/VOW data display rules of participating MLSs.
• MLS data remains the intellectual property of the originating MLS and its participants.
• ZRently will remove or correct any data at the request of the originating MLS or listing broker.

3. Fair Housing Compliance

ZRently is committed to full compliance with the Fair Housing Act (42 U.S.C. §§ 3601-3619) and all applicable state and local housing laws.

ZRently does not allow discrimination in housing listings or communications based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, or any other protected class.

Users agree not to post or engage in any activity on ZRently that violates fair housing laws. Any violation may result in immediate suspension or removal from the platform.

4. Accessibility (ADA Compliance)

ZRently is committed to providing an accessible digital experience in accordance with the Americans with Disabilities Act (ADA) and WCAG 2.1 standards.

We are continuously improving accessibility and encourage users to report any issues by emailing [email protected] so we can address them promptly.

5. User Accounts

Users are responsible for maintaining the confidentiality of their account credentials and all activities that occur under their account.

ZRently reserves the right to suspend or terminate accounts that post false, misleading, or discriminatory information, or that violate MLS or Fair Housing policies.

6. Listing Content and Ownership

All listings, images, descriptions, and other materials posted to ZRently by users or feed providers remain the property of their respective owners.

By posting or syndicating a listing, the user grants ZRently a non-exclusive, royalty-free license to display, reproduce, and distribute the listing for marketing and platform purposes.

ZRently reserves the right to remove any listing that violates our Terms, MLS data rules, or applicable laws.

7. Data Integrity and Accuracy

ZRently strives to maintain accurate, timely, and verified listings. However:

• ZRently does not guarantee the accuracy or availability of any listing.
• Listings may be updated, modified, or removed by the original data provider.
• Renters should verify all details directly with the property owner or agent.

8. Prohibited Uses

You agree not to:

• Scrape, copy, or redistribute MLS or listing data without authorization.
• Use automated tools to collect data from ZRently.
• Post discriminatory, fraudulent, or misleading content.
• Circumvent any access or security measures in place.

Violations may result in account termination and legal action.

9. Limitation of Liability

ZRently and its affiliates are not liable for any damages arising out of the use or inability to use the Services, including errors, omissions, or delays in listing data.

ZRently is not a party to any rental transaction and is not responsible for disputes between users.

10. Indemnification

Users agree to indemnify and hold harmless ZRently, its affiliates, and its data partners (including any MLS organizations) from any claims, damages, or liabilities arising from:

• User content or listings,
• Violations of fair housing or accessibility laws, or
• Misuse of MLS or third-party data.

11. Modifications

ZRently reserves the right to update these Terms at any time. Changes will take effect upon posting. Continued use of the platform constitutes acceptance of the updated Terms.

12. Governing Law

These Terms shall be governed by and construed under the laws of the State of California, without regard to conflict-of-law principles.
