ZRently ("ZRently," "we," "us," or "our") is a California-based rental marketplace built on transparency. We believe everyone deserves equal access to housing information, regardless of income, credit score, disability, or background. This Privacy Policy explains how we collect, use, share, and protect information from visitors, renters, landlords, and property managers who use ZRently.com (the "Site") or related Services.

By using ZRently, you consent to the data practices described below.

2. Information We Collect

We may collect:

  • Account Information - Name, email, phone, password (if you create an account).
  • Property Details - Address, rental price, photos, amenities, credit/deposit requirements, and other listing data.
  • Renter Preferences - Desired rent range, credit score range, location filters, or other search criteria.
  • Communications - Messages between renters and landlords, emails or support tickets.
  • Usage Data - Browser type, IP address, device info, pages visited, time on site, referring URLs.
  • Payment Data - If you upgrade to a premium listing or subscription, we process payments through PCI-compliant third parties (we never store full credit-card numbers).
  • Verification Documents - Optional utility bills, leases, licenses, or manager agreements used to verify ownership.

3. How We Use Information

  • To operate and improve ZRently and its search and matching features.
  • To enable renters and landlords to communicate safely.
  • To verify legitimate listings and prevent fraud.
  • To send transactional emails (e.g., account alerts, new-message notifications).
  • To provide marketing updates only if you opt in.
  • To comply with laws, MLS and IDX data-use policies, and fair-housing requirements.

4. When We Share Information

ZRently does not sell personal information. We may share limited data with:

  • Service Providers who help operate our site (hosting, email, payment processing).
  • CRMLS or Other MLS Partners for the purpose of displaying IDX listings and ensuring compliance with MLS rules on data access and retention.
  • Law Enforcement or regulators if required by law or to prevent fraud or abuse.
  • Business Transfers if ZRently is acquired or merged (you will be notified before any material change of control).

All partners must agree to keep data confidential and use it only for authorized purposes.

SMS opt-in data and consent: All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties, excluding aggregators and providers of the text message services (e.g., Twilio) for the sole purpose of delivering the messages you opted in to receive.

5. Fair Housing and Non-Discrimination Statement

ZRently fully complies with the Fair Housing Act (42 U.S.C. §3601 et seq.) and all state and local housing laws.

  • We do not allow content or listings that discriminate based on race, color, religion, sex (including gender identity or sexual orientation), national origin, familial status, or disability.
  • We actively review and remove any listings containing discriminatory language or criteria.
  • We train our team and automated systems to flag and remediate possible violations.

6. Accessibility Commitment (ADA Compliance)

ZRently is dedicated to providing a website that is accessible to everyone, including individuals with disabilities.

7. CRMLS / IDX Data Compliance

If ZRently displays MLS listings through an IDX feed from CRMLS, we agree to:

  • Display listing data only for lawful rental or sales search purposes.
  • Not scrape, resell, redistribute, or alter MLS data except as permitted by the CRMLS IDX Agreement.
  • Remove or update expired or withdrawn listings promptly per MLS timelines.
  • Include copyright and source attribution (e.g., "© CRMLS. All rights reserved.").
  • Secure MLS data with reasonable technical and administrative safeguards and limit access to authorized personnel.

These commitments demonstrate our good-faith compliance with CRMLS and help maintain eligibility for IDX participation.

8. Cookies and Analytics

We use cookies and analytics tools (Google Analytics, Meta Pixel, etc.) to improve functionality and measure traffic. You may disable cookies in your browser settings, but some features may not work properly.

9. Your Privacy Rights

California users have the rights granted under the California Privacy Rights Act (CPRA):

  • Right to Know what personal data we collect.
  • Right to Delete data (subject to legal exceptions).
  • Right to Correct inaccurate data.
  • Right to Opt-Out of data sharing for cross-context advertising (we currently do not sell personal data).

10. Security

ZRently uses SSL encryption, firewalls, and access controls to protect data. While no system is 100% secure, we maintain commercially reasonable measures to safeguard your information.

11. Children's Privacy

ZRently is not intended for children under 13, and we do not knowingly collect data from them. If we learn we have collected information from a child under 13, we will delete it immediately.

12. Changes to This Policy

We may update this Privacy Policy from time to time to reflect legal or operational changes. Any updates will be posted on ZRently.com with a revised "Last Updated" date.
